Gather Your Documents
Before you apply, have these ready: a valid government-issued photo ID for each applicant, proof of income (recent paystubs, offer letter, two years of tax returns or 1099s if self-employed, or other verifiable proof), and your two most recent bank statements, or simply link your bank account through Findigs, our secure application platform. Linking your bank is the least invasive way to verify income and rental history, and it speeds up your decision.

Submit Your Application
Each occupant 18 or older completes their own application and pays the $65 non-refundable application fee per applicant. This applies even when an applicant lives with a parent or guardian. Applications are processed only after every applicant has completed, signed, and paid for their portion and provided required documentation. Pre-approved applications stay good for 60 days. Apply once and use that approval on any of our other available properties within that window without paying a second fee.

Sign the Lease and Pay Your Deposit
If you’re approved, you have until 12:00 noon the next business day to sign your lease and pay your security deposit online. We’ll place the property on a temporary hold until that time, but the property remains on the market until your signed lease and deposit are received.
Rental Qualifications
Our Published Resident Selection Criteria resident screening criteria for Valley Homes rental homes covering applicant identity, income, credit, rental history, and background checks for all properties in Huntsville, Madison, Madison County, Limestone County, and across North Alabama, in compliance with the federal Fair Housing Act and the Alabama Uniform Residential Landlord and Tenant Act.
Transparency matters. Every applicant is evaluated against the same criteria below, in accordance with the federal Fair Housing Act and the Alabama Uniform Residential Landlord and Tenant Act (Title 35, Chapter 9A). If a particular property has additional owner-specific requirements, we’ll note them on the listing before you apply.
Who Must Apply
- Any occupant age 18 or older must submit a complete, signed application and pay the $65 non-refundable application fee (including occupants living with a parent or guardian).
- Each applicant must provide a valid government-issued ID, verifiable proof of income, and two months of bank statements (or link a bank account through Findigs).
- Applications are not processed until every applicant has fully completed and paid for their portion.
Income
- Combined applicant gross income must be at least 3× the monthly rent.
- Combined income below 2× monthly rent results in an automatic denial. Each roommate must still individually qualify in all other categories.
- The leaseholder must have 12 months of verifiable employment history.
- Self-employed applicants may be asked for two years of tax returns or 1099s. Non-employed applicants must provide verifiable proof of income.
- All other sources of income must be verifiable by Valley Homes.
Credit
- Our target credit score range is 650+.
- Credit reports must not show slow pays, judgments, eviction filings, collections, liens, or bankruptcy within the past 7 years.
- We review a wide range of factors on your credit report in addition to the score itself. Credit is one part of a complete picture.
Rental History
- If you have previously rented a home, verifiable residential rental history is required. Applicants who owned their previous residence will have mortgage payment history reviewed.
- Prior rental reports must show on-time payments, sufficient notice to vacate, no noise or disturbance complaints, no NSF (non-sufficient funds) returns, no bedbugs, and no damage or unclean condition at move-out.
Background Check
- No felony convictions within the past 7 years.
- Sex offenders subject to registry requirements will not be permitted.
- Records reflecting “adjudication withheld,” “nolle prosse,” or “adjudication deferred” may require additional documentation, and may be denied on that basis.
- Pending felony or misdemeanor charges may result in denial.
- Criminal history is evaluated case-by-case based on the nature of the offense and the time elapsed since the conviction, by a third-party screening company, in accordance with federal Fair Housing law and industry standards.

Bringing an Animal in at Move-In
- An animal is not permitted without specific written permission from the landlord. Always check the listing first, and confirm in writing.
- Approved animals are documented on the lease through an animal addendum, which lists rules and obligations.
- A non-refundable animal fee, an additional animal deposit, or monthly animal rent may be required. Amounts are set by the property owner.
- Two-person maximum occupancy per bedroom applies regardless of animals.
Adding an Animal After Move-In
- Reach out to your Property Manager or Resident Coordinator.
- Complete the provided animal application and include a photo of the animal.
- The property owner reviews and approves or denies.
- If approved, you’ll sign an animal addendum and the non-refundable animal fee will be charged.
- The animal fee is not a deposit. Any damage caused by your animal is your responsibility to repair through a licensed professional at your own expense.

How do I apply to rent a home with Valley Homes?

How much is the application fee, and who has to apply?
The application fee is $65 per applicant, and it is non-refundable because it covers the cost of screening. Every adult 18 or older who will live in the home must submit a separate application. See Qualifications above for what we look for.

How much is the security deposit, and can I use it as my last month's rent?
Your security deposit will not exceed one month's rent. It cannot be applied as your last month's rent, so plan to pay rent in full through the end of your lease. The deposit is held to cover any damage beyond normal wear and tear or other amounts owed at move-out.

When and how do I get my security deposit back?
After you move out, we mail an itemized statement, along with receipts for any deductions and any remaining balance, to your last known address. The deposit is returned without interest, less any damages or amounts owed. Be sure to give us your forwarding address, because an unclaimed deposit may be forfeited after 90 days.

Do I need renter's insurance?
Yes. Renter's insurance is required, with a minimum of $100,000 in liability coverage plus coverage for your personal belongings. Every adult on the lease must be listed, and Valley Homes must be named as an interested party so we receive proof the policy is active.

Who sets up and pays for the utilities?
You arrange and pay for all utilities, and you must confirm the accounts are transferred into your name before your lease start date. If a utility is not transferred and a bill comes back to us, a $50 penalty per bill applies, so set this up early to avoid any interruption in service.

Can I have a pet or an animal in my rental?
Only with prior written consent. Approved pets require a signed Animal Addendum, a non-refundable animal fee, and monthly animal rent. An unauthorized animal carries a $300 inspection fee plus $50 per day until it is removed. Assistance animals and service animals are handled separately under fair housing law. Who is allowed to live in the home, and what is the guest policy?
Only the individuals listed on the lease may live in the home. Guests are welcome for short visits, but no guest may stay longer than 14 days in any month without our prior written consent. If someone new will be moving in, they need to apply and be approved first.

Can I sublet my rental or list it on Airbnb?
No. You may not assign, sublet, or license the home, including short-term rentals such as Airbnb, without our prior written consent. This protects the owner's insurance and the neighborhood, so please reach out to us first if your situation changes.

Is there a monthly administrative fee on top of rent?
Yes. A $30.00 monthly leasing administration fee is due in advance along with your rent, plus any monthly animal rent if it applies to you. See How Rent Works above for due dates, payment methods, and late fees.

What happens if my rent payment is returned or reversed?
A dishonored check or a reversed electronic payment carries a $35.00 service penalty for each occurrence. If it is not cured within four days, it is treated as nonpayment of rent and late fees apply. After repeated occurrences, we may require future payments in certified funds only.

How much notice will I get before someone enters my home?
Per Alabama State Law (§35-9A-303) and your lease, we give at least 48 hours' notice before entering for non-emergency reasons such as routine maintenance or an inspection. In a true emergency or by court order, we may enter without prior notice.

Is smoking allowed in the rental?
No. Our homes are non-smoking. A smoking violation can result in forfeiture of your deposit along with cleaning and repair charges to restore the home, so please keep all smoking outside and away from the property.

What happens when my lease term ends?
As your lease end date approaches, you choose one of two paths. You can renew and stay, and we will reach out with your renewal options ahead of time, or you can give proper written notice and move out. Either way, we will walk you through the next steps. Can I break my lease early?
Early termination is handled in accordance with Alabama law, including Ala. Code 35-9A-423(c). If you need to leave before your lease ends, contact our office as early as possible so we can review your options. Depending on the circumstances, you may remain responsible for rent, fees, utilities, and lawn upkeep until the home is re-rented, and your deposit may be retained as liquidated damages.

What do I need to do when I move out?
Return the home in good condition, with normal wear and tear excepted, complete the Confirmation of Vacating Premises form, and return all keys. Provide a forwarding address so we can send your itemized deposit statement. See Moving In and Moving Out above for the complete checklist.
