New construction homes can be an incredible opportunity for buyers looking for modern floorplans, energy efficiency, updated features, builder warranties, and growing communities thoughout the greater Huntsville/Madison area. The builder's on-site sales representative represents the builder throughout the transaction, not the buyer. That's where having your own Buyer's Agent can be valuable.   • Many builders require your Buyer's Agent to accompany you or be registered during your FIRST visit to the model home or community. In some cases, representation may not be added later, which is why we encourage buyers to connect with our team before touring new construction neighborhoods.

  • A common misconception is that new homes do not need inspections. While new construction homes are brand new, homes are built by muliple contractors thoughout the the building process. Independent inspections help identify items that may have been missed and need attention before closing.

  • Builder incentives, financing promotions, upgrade packages, and warranty terms can vary significantly from one community to another (sometimes even if both communities are being built by the same builder). Our team helps buyers understand the details, ask the right questions and feel confident throughout the new construction process.

What credit score do I need to buy a house?

Credit score requirements vary depending on the loan program, lender, financial history, and over all buying situation. While higher credit scores may help buyers qualify for better interest rates and financing terms, many buyers are suprised to learn they may still qualify for certain loan programs even if their credit is less than perfect. 

Your credit score is only only part of the over all picture. Lenders also consider your income and employment history, existing debt and monthly obligations, down payment amount, payment history, available assets and savings, and the type of loan program being used.
